Lodging tarriffs are subjected to a sales tax of 12.5%.

PARKING IS $15 PLUS TAX PER ROOM PER NIGHT. Extra parking includes trailers at $20 plus tax per night, or RVs at $100 per night.

Guests cannot add persons to rooms if maximum capacity is exceeded, eg/ if a guest books a queen room, max capacity is 2 persons, you cannot add for $20 an extra person. Under special circumstances/with permission, this rule can be adjusted. Once a reservation is made for 2 people and 4 persons show up if we donot have rooms available, we will not refund that room to the guest.

Guests less than 30 years of age are required to have a refundable deposit ON CHECK-IN of $300 CASH per room. This is mandatory. No exceptions.

We reserve the right to cancel any reservation for any reason, eg/ if reservations are made by phone and mistakes are made we can cancel without reason if rates dont match this web site.

We reserve the right to change rates without notice. Once a reservation is booked and guest recieves a confirmation(for reservations made through this booking engine), we will honor those rates.

During the Fantasy Fest Festival we require a non-refundable deposit of one night plus tax to guarantee the reservation, pre-authorization required. There are no cancellations permitted during Fantasy Fest. In case of any cancellations, the deposit is non-refundable.

Minimum stays and special rates may apply during holidays and special events.

Cancellations can be made without penalty before 7 days of the arrival date. Regarding reservations that are cancelled within the 7 days of arrival, there will be a late cancellation fee of one night plus tax. Absolutely no refunds for early departure.

Check-In time is after 3 P.M. and Check-Out time is 11:00 a.m.

Absolutely NO pets allowed.

We have the right to refuse a reservation even after confirmation if:
(1) The Credit Card declines.
(2) The Credit Card has expired.
(3) The Credit Card is NOT present at the time of Check-in.
(4) We have no availability of rooms for the booked dates.
